The New Villager condominiums in Sun Valley are among the most competitively sought after properties in the valley because of their location and rental histories. Most owners over the years have made very tasteful upgrades to their interiors however the exteriors have been left fairly the same and slightly outdated. The New Villager HOA has recently elected to make change to that by giving the condominiums a massive upgrade. Read on to see what the project fully entails:
The New Villager is a 50 plus year old community with 80 town homes. It has a fabulous location with low density and great outdoor living spaces. This project has been a 2 year vision plan. The HOA met with brokerages to see what's driving sales. They had 7 community outreach meetings. Majority wanted change and in the February ballet 66% wanted to move forward with the vision plan. The P/Z meeting was also approved and construction is to begin on April 1st.

One thing to note is that the windows and decks are the home owners responsibilities and must be replaced during the 6 month vision plan. However, all of the windows that need to be replaced have been measured and the Pella window package can be purchased through Magelby Construction. Regarding the decks all of the railings will be replaced and brought up to code as well as the steps to the deck but the actual deck will be the home owners expense.
Another important piece of information is that the New Villager HOA is taking a proactive stance on radon testing. One chimney chase per building will have a pipe installed for a 12 month radon reading and mitigation. The reason for only needing to do one chimney chase per building is that there is a community crawl space. A radon specialist has already come and done spot testing in the area.
